For a while, fans were talking about Isayama deeply hurting the readers, apparently, his motive is to do something hurtful so that the memory stays for a long time. But that doesn’t really seems to be the case, now that we have the leaks.

Eren takes Armin to the paths – just like how Zeke had previously taken Eren through the paths. We know that Eren is dead, since Mikasa beheaded him. But Eren’s consciousness is probably present in the paths.
The two friends look at events from the past and they continue to talk. Fulfilling their dream, they stand gazing at the ocean. They’re both adults now, and as Eren holds Armin’s hand, Armin punches him.
After this the background changes, the rumbling has probably ended by now. Armin hugs Eren. It is time for them to bid each other farewell. However before he leaves, he gets the vision of someone else.
In Attack On Titan Chapter 139 Spoilers we see that Armin wakes up to see Mikasa cradling Eren’s cut off head. He goes up to her and they break into tears.
Meanwhile, in Marley, the people had been titanized. However, following Eren’s demise, all these pre titans shifted back to their human forms. From the looks of it, they are going to be just fine.
As per usual, the hot steam comes out. Levi catches a glimpse Hange and Erwin. Jean and Connie saw Sasha in the smoke. It was like a personal goodbye for them. Reiner unites with his mother Karina Braun and they embrace each other after a long time.

Lastly, we see a bird. It flies freely. The people on the boat see this bird. The bird keeps flying and reaches some unknown location. Here, Mikasa is sitting under a tree, with a small grave beside her.
The bird affectionately pecks Mikasa’s scarf and then it flies away into the sky. Fans believe that Eren has been reborn as a bird and this time, he is truly free.

The second part of the final season of the anime is supposed to come out in January 2022.
